Columbus has experienced so much growth for the past few years, partly due to the influx of tech giants like Intel ($20 billion), Meta, Amazon, and Google building warehouses and data centers in the area, which has contributed to an increase in property prices and more people moving into the city for job opportunities.

The city, with its charming historic districts and proximity to beaches, attracts a diverse demographic, which can be advantageous for rental demand.

(Location is about 50 mins from metro city in a smallish town)What are the current rates and fees pls and best companies to work with....

I am seeing quite a few in South Augusta that would cash flow, but I worry about tenants in that area, and the fact that many houses are older (70's) and could have plumbing issues and older appliances.To piggy back on the topic a little bit, are there any members that have put in the lease an addendum to move out for the Masters Tournament so that the house ca be rented for the week? 

I did have conversations regarding potential projects within City limits but we've concluded that the restrictions would add a substantial development cost increase. 

I just sold a property in CA and have the funds in a 1031 exchange now. 

Like any city, we have cash flow areas, appreciation areas, and places in between.Overall, Buffalo is a good market to invest because it has a low barrier to entry, and you can get a fairly low risk property for what amounts to a reasonable price when compared to the country as a whole.However, the team you choose is more important than the market you choose in my opinion.  

If that can work with your city ordinances you might cash-flow upon moving out.
