My friend said the rehab numbers were just made up, they broke even on the project but got big bonuses from HGTV to help make the project "sparkle".

Outside of that as the saying goes if it ain't broke don't fix it.

(Let's also detail that the house was bought for $20k and the owner put $5k into the house to get heat, water, and electricity active but the home but fundamentally the home would fail any basic HUD habitability inspection)At the end of 5 years the house most likely will still be worth $60k and the tenant will have $6,000 of theoretical equity to purchase the house with the landlord knowing full well any bank will require the buyer/tenant to come out of pocket ~$30k to cover the gap in equity.I have seen these renew themselves to attempt to help appreciation catch up with the contract price and I have personally met with un-educated tenant/buyers who thought this was a good deal and are furious when they realize they put thousands of dollars down and really can never really purchase the home.I have walked numerous homes and communicated with the owner to show them what happens when a broke un-skilled tenant "fixes" the house for a few years...if it isn't actually falling apart and many times even if it does they ignore it.

Otherwise, you won't know if perhaps something went wrong during the day ( maybe a hose broke, spraying water all day long, or if someone tried to remove something, etc).

But I’d advise against it unless your broke and homeless just looking for free housing.

That QT that the Fed is doing won't go for too long because the country is broke and we can't cover our obligations with these interest rates therefore when the rates go down and the money becomes cheap again, REAL Assets will climb.   

HI guys,I have an out of state property that Ive been renting out for one year.I asked the tenant to move out, when she moved out, there was lots of trash, some weird stuff on the walls, broke cabinets, smell of marijuana (in the state marijuana is not legalized), damaged flooring, etc..I had to repaint and change the flooring.Now she says that if I dont return her deposit she will sue me.I dont think she deserves her security deposit back because she left so much damage.But, I did not have a property management company, hiring a lawyer is usually more expensive than her security deposit.I have a full time job and cant take time off to deal with flying to court hearing over 1K of security deposit.I am trying to persuade myself to just give it back to her, but cant come to peace with that decision.All these obnoxious tenants, who drain landlords, just really make me sick.Any word of wisdom guys?

I suspect it's more likely they were shooting fireworks off and broke the window.
