I would recommend staying with your current insurance company for at least that long since when you go to shop it you will be required to provide 3-5 years of loss runs to the new company.

I told them I need a set of white tiles with a final dimensions of 18" x 32", they can use their shop's plain unglazed tiles, they can draw anything they want on it, just make it look like a high end bath mat.

I can think of various of ways to put a warm body in a house with $3K, doesn't mean they all will own a home.You said you have "clients" in RE a client on the buyer's side is one who is 1. motivated to buy, 2. qualified to buy, and 3. has the ability to buy.

Just remember the more appliances you give them, the more appliances they have to break.As far as the glass top stoves go, I would talk to an appliance repair shop.

Had one tenant that had a senior wiener pooch, hardly had teeth weighted 25+ pounds, less than a 1' tall at the back and about 2' long body, pretty harmless old dog.

There is also a commercial area nearby in which similar houses were made into restaurants, shops, etc and they all have this same flooring issue going on.

In regards to dealing with the sellers, I would clearly tell them what the "and or assigns" clause means on the contract, that I plan on shopping the contract around to local investors, and that I won't be the one who shows up on closing day.
