We’ve all heard the saying, “It’s better to bet on the jockey than to bet on the horse” because a good jockey can make a bad horse run fast, and bad jockey can make a good horse run slow.

This is a bit of an odd situation so it's not something I will deal with on a regular basis.

I know A lot of the time that Singlewides can be an odd one when it comes to financing. 

I bet that they would be willing to work with you.

Your best bet is to hire a site engineer to see what your options are.  

Looks good, but in an area where 50K is the avg purchase price I bet you can easily find some good BRRR deals or find some way to add more cashflow without having a huge expense. 

Now you might be able to go to a more conventional lending route but my bet is you’ll still need at least 25% down. 

Gave me the mindset that no matter what or against all odds if I just get out of my situational emotions and ask myself what's next and do that thing then I'll eventually get the house renovated completely.

So there's no place to go see your investments with them, which is odd because they're pretty big
