You seem to dismiss the notion that COVID-19 has impacted every facet of our society and economy (which would naturally include mortgages), which is of course silly and ridiculous, which I suspect you are well aware of, so... yeah, what else are you leaving out or misrepresenting? 

Maybe I'm too cynical, but as a lifelong American, this phrase struck me as highly unusual.

Hi everyone, I've been listening (podcasts & YT videos) to different real estate investors since I lived abroad and when I moved here to California I instantly got excited about chasing the American dream through real estate investing.

College really is failing us as a society. 

I never hear Canadians talking about depreciating carpet for 27.5 years (kinda gross actually), so I'm assuming this is another '1031-exchange' thing...a great American tax strategy that doesn't exist in the True North strong & free.

We have clients all over the country and even some American citizens temporarily in other countries.

American investors don't realize how lucky they are to have such a thing.

James, the project is still ongoing as we hit the Christmas recess and Miami (being a Latin American country) stops working altogether during that time.  

In my work a day world there are so many people from all over the world and the US paying cash for 1 to 4s compared to prior to 08.. not to mention about 30 to 35% of all American owner occs are free and clear.only people that are in jeopardy in these scenarios are the overleveraged.. short term debt like those that buy on 5 year portfolio loans that get called.. that can happen..   

I have actually bought a couple of houses this way (boy, would I love to show up to a closing and say "Just put it on my American Express" :D ), but in any case it allows me to keep my cash available for offers.
