A simple phone call would be good enough.

I was moreso looking at the method of handling phone calls after placing an ad on craigslist. etc looking for motivated sellers.

I've sent my resume to a few companies that invest in rental properties .For Instance a landlord who was renting an apartment to my aunt I asked him did his company do internships and he referred me to the guy that was in charge of that position then I sent my resume over after speaking with him on the phone.

I just purchased a 1st trust deed in CA for the 1st time where the borrower had already gone MIA from the start to where his phone number was no longer in service and there was no way to contact him other than an address listed in Idaho.  

I would suggest a live face to face, if possible and phone next.

@Karen Margrave  - Not saying the agent is bad for taking the listing, I am saying they are not doing their client any good by not educating and by the phone call I had I don't think much of the agent.

(I had no idea cash rent collections have been around 7 years now).Despite 3 calls and 40 minutes on the phone with them, Rentpayment.com was unable to provide a written list of property management software / websites that they integrate with, and clearly has customer service issues. 

The property was pulled off the MLS before this morning but after the second phone call.
