I would assume this is related to the particular demographic you are marketing towards.My question for you, my BP family, is this:What is the primary demographic for real estate investors within the realm of wholesaling?

If you go on loopnet, with a bit of digging around, you should be able to source quite a few offering memorandums which will have relatively detailed breakdowns of expenses.

Those properties, with a lot of deferred maintenance, the high likelihood of more transient renter pool, and relative difficulty finding high quality management at that rent price all point to a property like this tending to bring the most risk, especially for out of state buyers. 

By starting out with rentals, particularly by house hacking, rather than buying a typical single family home, she could end up in a very good position down the road relative to her income peers. 

It’s important that we as investors keep our minds fit, especially on our strategies as it relates to our investing.

I was trying to avoid flood insurance and other coastal related hazards.

If the market cap rate is similar to this, then it's not outside of what you might expect... not amazing in its own right, but relatively on par with what everything else is seeing in that market.
