If you can hire a trustworthy cleaner to switch the sheets and do a quick clean then it's worth it, especially because you can charge a cleaning fee.

Should they be connected directly to the gutter? 

Many people will spend a couple thousand on tax lien / sub taxes, then the county tears down the house and liens it for 10K+ and the vacant land is worth less than that. 

Sounds like you might not have as much debris to get rid of as I did, but it would probably still be worth it to ask about what charges you would incur if the dumpster is overweight at pick-up. 

Also, before you guys spend a lot of time and money working through a partnership to be used on several deals, it may be worth finding a deal to do together, keep it simple, and see how you guys like to work together.
