Unfortunately I don't and I do feel more comfortable gathering the data and doing the analysis myself regardless so I was wondering if there are tools to help me do it faster.

My question is....Is it worth it to setup a second platform like VRBO or another platform that Google partners with so I can get the exposure via Google maps search? 

You shouldn't violate the law to get ahead. 

I plan on getting my license after graduating and either staying in Memphis or possibly moving to Nashville.

You'd likely be able to get a DSCR loan with no problem, but it doesnt look like it would make sense to do so.
