Who and how do they handle the eviction process and then the move out/trash out.

Definitely refinance it out especially if you can handle the higher mortgage and it won't put a strain on your finances, make sure you have lots of reserves, it is risky to some but I think a great idea

I'm a bit confused on how to handle depreciation on this one.

I imagine neither of us have handled this as well as can be, and if and where I'm in the wrong, I'd like to hear how.

And due to reason #2, I'm comfortable with the risk I'm taking on.If the market were different I might handle this differently.
