The lower cost of living, art scenes and proximity to the outdoor parks/Berkshires is attractive.Theres a rush towards quality and spacious units.

I would argue that virtually anything that needs to be sold needs to be marketed.

I will add--Know your tenant base--know their "Culture".Some areas abound with Buy here pay here Car lots and Pawn shops for a reason.Some areas are virtually barren of businesses for a reason.Just my 2 cents

As others have said, attend local meetups (virtual or in person) that you can find.
