I'm sure modeling and making YouTube videos are not the only two circumstances.

Visits may be recorded with video and/or photographs for office records.

I would also start to look at a lot of video about underwriting.

That way you don't have to risk the extra capital on furnishing and marketing the property, as you'll have most of that done already (who doesn't have a few good photos of their home and doing a video takes just an afternoon after cleaning day!

Do not do any work until you get a video and pics done. 

@Jeff Ausdemore can already tell that you will ignore advice from @Eliott Elias and @Nathan Gesner and will stick to your DIY guns - even if you're being penny-wise & dollar-foolish.You can separate your labor problem into two:1) Admin Labor: create SOP videos showing how you want things done.

If not local I do a video walkthrough but the last thing I want is someone walking in and saying it isn't what they expected and wanting their deposit back. 

@Kesi Ika-Kioa I don't know anything about Freedom Mentor except for seeing a few youtube videos, so can't help you there.I only heard about Renatus 2 weeks ago and have not signed up, but I am also considering it.
