Welcome to BP Uuri, income does not have to come from 9-5 but it need to be verifiable, if you report your income on 1040 and pay taxes, you should be fine.

Always screen all adult tenants, never give personal loans/smokes/etc, verify EVERYTHING they tell you that's relevant to lease, keep it landlord/tenant.
