This went on for a little bit and when it was all said and done this is what it came out to (and they thanked me for solving these problems for them).House rent = $600/mRefrigerator = $25/m And they are responsible for maintenance and repairs for allwasher/dryer $15/m if not returned in same condition it comes out of deposit :)grass cutting = $35/cut apprx every 2 weeks = $70/m (only takes 15 mins per cut and I have to be there because I mow 3 others on the same street anyway)Total = an additional $110 per month on a 2BR unit for not much effort on my part.In closing, there are several little things like this that we can do to increase our rents if we just get creative.

In most jurisdictions you would need to make a good faith effort to quickly re-rent to mitigate damages before you could effectively claim for lost rent from the former tenant.

Hi Karen, and Thank you, I’m actually looking at the rough numbers at this point for building the units themselves for high end luxury apartments to see if this is even possible before I spend too much effort on this one, I’ll be able to get Accurate numbers latter after I speak with the City officials.The Rehab, any demo, holding costs, Eclectic, plumbing, HVAC, would be another issue all together.I think I sent this request in a little prematurely, I should have a better Idea of the Appliances, trim and materials needed for this project in a little bit.
