Sorry to hear that, it is very unfortunate that there are people in the construction industry (and everywhere else for that matter) that operate in this manner.

I haven't had this problem in real estate yet (and from what I hear everyone has a horror story so it's kind of part of the business, unfortunately) but I have had it with my other business.

Im not proud of it but unfortunately i have a criminal history from my past.Drug charges only,no sex offenses,no theft,no violent crimes.I reside in newjersey and my question is will my criminal history affect me from trying to get my real estate liscence?

I don't know how many units you have but at some point you need to consider professional management or you are GOING to burn out given the current circumstances.

I have a group of about 5 friends in a similar circumstance who are interested in pursuing real estate as an investment vehicle. 

I realize it's probably just part of the negotiation, but unfortunately, all of this was found out after signing the contract and I want to know if I should be pushing this cost back onto the seller.

. $90k is an incredible price for the Quad, but, with bank financing wanting 25% down ($22.5k), closing costs and having money in reserves, it would unfortunately consume all the capital I have.Being young and of still limited capital, I naturally want the highest and best use of my cash. 

Typical tenants are those in life in need of housing from negative/abusive/less than desirable circumstances.
