Termite Warranty/Bond - who is responsible for providing?
I am currently in contract to buy a house on Long Island, NY. After our initial home inspection was done, we found baiting systems place all around the house, but the seller seems to have no recolection of who installed them and/or if they even have an active warranty/bond/service in place.
We had a termite inspection done last week and while there were no signs found of "active termites", we certainly want to make sure we have protection moving forward so will need to get a termite warranty/bond, which is likely in the range of $600-$1,000.
I am trying to determine if the buyer (me) should be responsible for that cost or if that should be the seller? I realize it's probably just part of the negotiation, but unfortunately, all of this was found out after signing the contract and I want to know if I should be pushing this cost back onto the seller.
