@Steven Hamilton III get the taxation in the scenario you describe, but part of the reason behind incorporating an apartment building (or commercial property) in its own company is, you can just sell the company.If I were to incur the capital gains in my own hands, the treatment wouldn't be any gentler.

That entire industry is biased - all of them; brokers, advisers, money/fund managers, etc. - depending upon the asset classes they love and want you to buy because of the potential for making THEM money.

The other big player in the market is Essensys (new to US, but not new to the industry).

I have heard there are mortgage regulation bulletins that people in the industry obtain which at the very least prepares the bankers with the knowledge of upcoming changes.

There isn't any educational advantage in the industry that an agent will have over an appraiser as appraisers have the highest bar to certification, especially an MAI.
