Our (state and city both have the same expiration date) eviction moratorium is set to expire at month end but 1) I expect it to be extended 2) even if it is not extended, there is likely to be a backlog of evictions.Basically, I want as much confidence that our new tenant has been paying their rent and is not taking advantage of any foreclosure moratorium.Good luck and stay healthy.

We have begun our search for OOS investment opportunities and have actually limited our search to 3 cities now, but given the fact that she will be in LA for awhile and that traveling across state may not be as accessible/easy given the pandemic, we are now looking into SFH in LA as well. 

I'm confident I can make house hacking work while I'm there and renting by the room, however when I start to look at renting as one unit I'm hard pressed to find anything with positive cash flow.

If you are confident you can still rent it out in the 13 days after they move out, then that seems like a good option.I was in a similar situation.

It helped me: network with local investors, meet with recommended contacts (PM, wholesaler, agents, etc.) and gave me the confidence to invest out of state.So now what?
