@Mark David A couple suggestions that I think will be helpful: 1)  Read the California Landlord-Tenant Handbook and 2)  understand Landlord Obligations for Habitable Premises (Note: This link answers the deadbolt requirements you asked about.)You need to know these basic things so you can understand what's required of you, and what's not, so that you know how to answer your tenants when they make requests such as these. 

Deduct everything travel, entertainment, supplies, postage, office , ect.

I'd be happy to travel to out a little further if it means to be able to network with other investors local to the area.

Traveling long distances is expensive and long stays are common, especially with parents. 

If looking for a rehab loan they might not work due to some extensive hoops, but if the place is habitable and and rehab is coming out of pocket or this is a cash out I would check them out. 

I'm going to be traveling for work for about a month in each city.

If it is an international traveler, the bank fees on VRBO are substantially more than the service fee charged by Airbnb and this is on top of the annual membership fee that VRBO charges!
