A++ neighborhoods are always great areas to invest, but to capture the most upside, you want to buy where the transition upward is happening fastest.

Is anyone else seeing this transition? 

If it is a family and you are interested in transitioning the property to student housing, what steps do you take?

I have found the South Bronx market to be very, very interesting, as it is quickly transforming from a low income/ industrial neighborhood, to an upscale neighborhood complete with new parks, new transit options, and numerous 20+ story rental buildings. 

But lets just say that, I have allowed my friends to stay in my basement while i stay on the ground floor, because he is in transition period and i trust him to do no harm to me or my house, I dont get any rental income what so ever, and i dont get into troubles for letting my dear friends use my basement. my example is not good for legalities if one of us get into a a fight or have concerns or if neighbors have concerns related to loud music or suspicious activity in the night. 

I've been an investor since 2019 and since then have transitioned to being in real estate full time as both an agent & investor.

I transitioned seven years ago, so let me know if I can help or give advice on the job front.

And, if she does not leave, then you evict...another possible outcome with a 100% rent increase but possibly avoidable with a respectful transition.
