Maintaining it is fairly simple also, after each tenant moves out scrape the caulk from around where the tub and tile meets and the corners and re caulk, make sure the caulk matches the color of the tile to blend. replace the caulking every turn to make help prevent the caulk from failing and letting moisture into the wall behind it, if it molds then eventually your tiles will start popping and you will have to tear it all out and replace wall and tiles again. if the tub gets worn down or even as i have saw in the past extremely dirty when no matter how much cleaning you do the grime wont come off just sand it with a fine grit paper and home depot sells a resurfacing spray kit for around 60$ and if you take your time will take about 1-2 hrs then 24 hrs to dry and will look like a brand new tub.

On the day of her lease ending and her returning the keys to me, I walked in the house saw she didn't use primer but painted white quickly on the walls and the color she used prior to painting it was showing through the white paint!

Let's assume:- a 10x12 room- ceiling one color, with a simple piece of moulding in the same color- walls a different color- 2 windows, 2 doors, cutting in- two coats needed- not including painting baseboards and casing and prepping all done.

The cost of the custom cabinets should be paid for as well as a reserve to replace them (not necessarily buy new ones) in the event the deal doesn't close.Most custom amenities can be marketable, but too much can bring the price higher slowing the marketing time and increasing holding costs.So long as special requests, like colors are usual in the market you can go there without much concern.

Changing carpet only in one room could be a big problem (new carpet of one color and older carpet in other rooms with different color. - not good) What about light fixtures, window treatments, plumbing fixtures, landscaping, interiro/exteriro paint, drywall repairs from window replacements (5 you stated).

Wow, there's a line and in my opinion, they've crossed it...We photoshop all of our listing pics, but only to enhance the colors, the brightness and the sharpness of the images, not to distort reality.While there's probably nothing illegal about what they did (though maybe), it just seems very, very wrong...if nothing else, it violates the, "everything in this listing is true to my knowledge" ideal...
