I agree with the maintenance reserves needing to be bumped up considerably, as for the vacancy reserves, I made a conservative assumption that I would see roughly a month out of the year where tenants may change due to the life style of college students (if they were the demographic renting the property) depending on if they renewed a lease or not.

Except:Some gurus are clearly better than others, but if they are a guru, charging high fees I've never heard of one that didn't have to had sizzle and fluff to impress the student and that is where they get off track legally, ethically and as to some program being difficult to replicate in reality.
