If we were to build, we would be self performing everything, no subs, all in-house employees (frankly, it's not that hard), financials might be a problem, it is not as strong to build a 1-2M project - gross receipts around 300-400k this year if I were to guess and 290k from march 2014-aug 2014 (our 2014 fiscal year), license and insurance is fine, experience??

Honestly though I am really intrigued about the idea of passive income and want to start investing as soon as possible but at the same time I am firm believer in building a strong base before I make major decisions.

This isn't a loan scenario for mortgage brokers that place FNMA/FHLMC style home mortgages.The shorter answer is yes, you can do this, but you have to shop around a bit.

I used their deposit to replace all the carpet and have the house professionally cleaned, at first everything was fine, its been about 2 months now, and the new tenet is complaining of  a really strong cat (probably Urine) smell in the master closet, an area we had the carpet replaced. it is a slab foundation, any cheap tricks to get it fixed, I honestly don't know what to do, I would have thought to hire cleaners or replace the carpet, but both have already been done.Thanks in advance for your help,Nick

it was built in 1990 and it a medium size ranch style.

It is not as easy as many people claim on the BP posts or the guru webinars, especially to  do it correctly, but it can lead to a strong income stream.    

As others have indicated, there is a cornucopia of information and experience roaming these virtual halls.While most of the information has universal application, be aware that in areas of finance, regulation, and taxation much of what you find here will have a strong U.S.A. bias and, in many instances, things are done differently here in Canada.
