When you leverage it, say 20% DP, that property only cost you 20% of the property value...this means your money (cash) nought you a property worth 5 times what it cost you.CoCR is ONLY measured for the first year...which tells you how much of your cash (your cost) you recovered in that first year of ownership. 

If I could take one lesson away from this whole experience, it is this: preventative measures are well worth the time, effort and expense if they can save you from scrambling to fix a problem when something does go wrong.

Cap rate alone does not measure that ... it is a variable in the equation when you drill down for commercial property, but not a measure of the total.
