Do you first engage some local experts to be your boots on the ground so to speak or do you simply rely on your relationship with the borrower/partner? 

Looking into it as we speak. 

Keep in mind we do not close until the end of March so they are burning through this as we speak.

Drafting my business plan has forced me to stop and take a look at myself (I haven't done this much even though I know its vital - get so consumed by life, sometimes I forget to smell the coffee so to speak). 

I sold my condo at the beach & came out with $300,000.00, that would be my "nesting egg" so to speak, so....

Also, I would avoid a single fam on the same block as subsidized housing but generally speaking, in Boston, buyers and renters are used to dealing with parking issues, neighborhood diversity and train/subway tracks.

You should absolutely discuss what should happen if you get into a fight and end up not speaking to each other - stranger things have happened no matter how long you have known them.It sounds like this would be a short-term living arrangement, and you would each own the half you started out with.
