Thanks for the cap rate update I’m new to the commercial real estate space, I have a couple single family that are cash flowing amazing and wanted to scale up.

@Mark H.I haven't previously invested in commercial properties, but I've been researching the opportunities that are available and think that there are some great opportunities available at and even well below your price range.

So there are two ways it broke if you don't see hammer marks on the inside#1.

I asked him about his van to see if it would even fit in the space, but I'm not sure if there's anything else I should be thinking about.

One of mine comes to mind as an example - mixed use building (2 retail spaces on the main level and a 2 bedroom apartment upstairs), great area too.

Our thinking is that we might buy the property as our primary residence and renovate the back apartment and finish out the commercial space for a modified version of house hacking.

The one issue is when there are large space heaters in the middle of the living room. 

I would have the appointments spaced out.
