First Multifamily Investment plunge.

Small multi-family (2-4 units) buy & hold investment.
Purchase price: $261,900
Cash invested: $17,553
Duplex that I bought to live in one side, FHA Loan, and much much closer to my work.

Had to start somewhere.
How did you find this deal and how did you negotiate it?
MLS, with a realtor.
How did you finance this deal?
FHA, 3.5% down.
How did you add value to the deal?
Negotiated the home at a fair price. The home appraised at $271,200.
What was the outcome?
Bought it i live in one side currently.

RAISE THE RENTS! Other side is currently way under rented.
