I have been watching several of Mark Kohler's videos on Youtube regarding tax strategies and planning, and came across something that made me scratch my head. 

@Courtney Olson I did this for my candle business but it could work for real estateMaybe offer Step Up  Payments too, as long as the number works, and hint at it helping wiht inflation and maybe combined it with an interest rate that is above typical inflation.A combo of something like 4% inflation to keep your same spending power as the years go, and we increase the payment by $25/month every 12 months so your spending power stays the same and you get a bit of a raise every year, then we could do a balloon payment in 10 years to settle the rest.Something like that could be an option. 

If your concern is that he will owe some of his gains back or something, that should not be the case.

If there are any other like-minded investors out there, maybe we can get something new (and free) started!

You will need income of $200K+ typically to qualify for something like that.

I am concerned about noise levels when my baby gets here, because newborns cry in the middle of the night and I truly am worried that we are going to have an issue with something that is out of my control, and me and my family are going to be out on the street because of that.

I'm guessing that would be something like 14% if anyone would touch it.Probably needs to look at other options like hard money on the new project, borrow from 401k or stock account or life insurance.

I use Hocker Title -- they do off-market through the regular title process, but if something comes up that requires an attorney, there are attorneys on staff who can work through the issues. 

This is not something you should be doing as a first time home buyer.
