Does anyone here have any first hand experience with GoM1?

As we celebrated the birth of our first born, and I worked from home, the walls closed in – so we went in search of a larger home and decided to rent it (we got just enough to cover the mortgage, but the taxes went up and before long, the difference was $100+/-month) …..and we took the first tenants who showed interest with $ in hand….which, unfortunately, were college students (The largest school in the nation , UCF, is 10 min away).

Make your life simple, pass on this applicant and find one that will actually pass screening.

Yes, right now you have no legit insurance, but this is where you may tip off the lender that the property has changed hands.

That and I just really love creating and being hands-on.I've attended one REIA meeting here in Austin, where my wife and I picked up a few new tricks and local lender referrals, but I'm looking to make more connections here on BP.

I realize that I'd still have closing costs, I'm just want to ensure I have enough cash in hand. 

We also have a Realty Transfer Tax that is applied anytime a home changes hands.
