If we did a deal like this I would want to use private capital (short term money) complete the rehab and get the rentals rented in 12-18 months and then get a bank portfolio loan.

Either way I don't think anyone would be able to give you much help unless there were more info to be had.I would be extremely skeptical of someone that would say you can double your money in such a short time.
