You would be better served IMO, to give equity positions and have no debt service.

It means they stay in the property after being served notice and it probably means they wouldn't negotiate with the LL to leave before the eviction.

You would have serve a 3 day pay or quit notice and then file an eviction to get a writ of possession to take the property back.

That's my understanding as well, to be a bedroom it needs to have a closet and a window (large enough to serve as an exit).
