After a decade of climbing a ladder that seemed to lead nowhere (thanks, unrelated industry), I thought, "Why not trade the briefcase for a set of keys?"

Private lending seems intimidating as my previous exposure has only been through FHA and VA loans. 

It doesn't seem to work the same way. 

Seems like it could be worth the extra revenue to offer it myself if that's possible.  

They seem to be willing to lend on the project but so far they've required someone in the LLC to have 5 new builds under their belt as experience.

My listing still shows up in searches, everything seems the same as before. 

I'm also okay with not cash flowing at the start since househacking seems like a way to just reduce living expenses rather than cash flow but my logic could be flawed there.My problem lies in the way I am going about learning my markets and all the intricacies of RE investing.

However, it seems like the file was never legally closed.

I'm running few numbers and they all seem to be neutral or negative with regards to cash flow.

This lender requires paying points selling before five years, so it doesn't seem to be the best option.
