Having said that... the corner of Broadway & Central is one of the lesser-"nice" areas of NE, so I would be wary of calling it a "great location" unless you've spent some time in that area.

My thinking in all of this is that it would be easier to get a stronger commitment and less "corner cutting" per se if the sub knew they were going to be steadily compensated and did not feel the need to nickle and dime me here and there.

Well, after paying holding costs for a few months I came across the concept of wholesaling (thanks a lot to BP), and I ended up going that route and profiting a few dollars at the end of the day( I wrote a short synopsis of how that took place a couple months ago in the success stories section of the BP site).

Welcome.It's great to have a property manager on board.I've been looking to invest in another Baltimore buy and hold (fix and flip if something turns up is also good), but I hesitate because I am very concerned about getting good tenants.I have heard of many people who have put section 8 tenants in, and despite government guarantees for most of the rent, the rentals have turned into disasters.
