Plus the seller will respect you more because you are respecting them.

Although many people I respect swear by it, I do not agree with it.When someone wants to sell  house they are not goig to open up a facebook page and find the solution there.Sure when your add pops up on facebook, (because someone has searched for "we buy houses" companies in the past ... cockies and stuffs) you have a chance they will click on the fb add and a lea may happen... this is again, not my kind of gtting leads.

Both, respectively, frequently get things wrong when they "step out of their lane" and answer questions best put to the other profession.

Something like 14 days to improve the photos, revise the list price, hold two open house events over two weekends. 

We plan to do monthly calls, with photos updates.

With respect to your question about hot tubs in warmer destinations, we also have a hot tub at our Miami property (it has 8 Airbnbs that share a backyard with the hot tub and stock tank pool) and that hot tub is used winter or summer.

The third goes out and takes photos of the homes I've designated I'm interested in. 212 this month.
