If you are inexperienced in rehab pay a little more for a proven guy.

Real Estate Investment is more like running a business, but on a business where the business model is well proven and fully developed over literally centuries.

With limited details it's hard to advise but you might want to make sure that the association "recognizes" it too. 

My family and financial freedom are what motivates me, I've proven to myself that I am strong enough to achieve the goals that I've already have set for myself, and I see now that real estate investing is defiantly something that I want for myself now.
