Now, the cost of a vacation rental can be a bit higher (especially in an area you aren't currently residing in).

Because most agents aren't very good, so you have to go through a ton to find decent ones to refer to.Funny thing, most had poor follow up skills.

Make sure you buy with some margin under market to begin with so you aren't stuck if the market flattens.

My experience says that they aren't, unfortunately.We're pretty good at wholesaling houses here, in my very biased opinion.  

If the property is below average condition then you aren't going to get market rent if you kick the tenant out. 

Good returns can be made in any market in the USA if you are local, aren't afraid of hard work, open minded enough to see the opportunities, flexible and brave enough to seize them.
