Everything so far has been done through email, the pre-screening, scheduling showings of the property, as well as the application (im using RentPrep) Another thing, with using RentPrep I had the option to have the applicants pay the fee themselves to run the screening (I used this option with all applicants) Im wondering If this still qualifies as the ''landlord'' accepting a screening fee, if not, would I still need to send a denial to the applicants?

@Pavel Jiltsov I rarely look on BP for anything anymore because of the quality of information, a lot of armchair quarterbacks who aren't actually in the arena operating (don't actually own/operate said asset type in said jurisdiction that they comment on) - and the same talking heads are (IMO) wracking up comments for business development reasons.

There's absolutely no reason to buy a $130-150k condo in a marginally better area, as the rents likely wont increase proportionally and there's essentially no difference in quality of tenants..
