BP,We've found an 8-unit with great numbers and we've got enough investors lined up to make the 30% down on the property. 

There are aot of "deals" out there where the price is up but the rents are not in line with market. 

I have turned and rehabbed over 3,000 units for other companies which I imported millions of dollars of products for these rehabs.

There's a lot of product hitting the market in the next 2 years, but still very good deals to get into. 

Russ when people ask me about this side of the real estate many times I relate your personal story.. as I found it quite interesting.and that like with most business's that have the opportunity to make significant income you actually need significant up front capital to launch and have savings to live on while you prime the deal pipe line..
