If your license it wouldn't be a big deal.If you looking just for sellers and I get the contract so that you could sign the deal and act as a principal then having a license is less important.In Ohio and Florida having a license doing massages in general I believe is really helpful.

A 1031 exchange can be a good way to delay it even further but eventually you'll have to pay it back...unless you die first.I typically ignore principal pay down and depreciation when calculating my cash flow to be conservative.
