I haven’t decided what to do yet.

I'm trying to decide whether to fix/flip or buy/hold a property that I will be closing on soon. 

only you would be able to decide that , everyone has different levels of involvement and different means of "justifying"...

The cashflow was ok, but when I decided to sell the property, I sold it 50% higher  3 years later.

We started out looking for fix/flips, but with HGTV, etc. everyone all the sudden was a flipper, and drove prices up so high, it was a fulltime job just trying to find anything, so we decided to do new construction.

The deal fell through when he decided he rather hold onto all the properties until he passed away so that his kids could inherit them, sell them at market value, and not be taxed on the capital gains.

You should check those out before deciding to invest in those areas.
