Where they allowed to have a cat/pet as a condition in the lease ?  

Based on a threatening email I got from the applicant after I declined them, I suspect the real estate agent misrepresented the place as "pet friendly". 

When we do, we can see evidence of smoking in the unit against the rules, dirty housekeeping, pet hair in a no pet apartment, etc.

Clean carefully.Cleaning is a particular pet peeve of mine.  

She seems to also have other people and pets staying off and on.  

Be careful with laminate as it can get water damage easily from spilled cups/kids/pets and tenants often use the wrong cleaners on it which can ruin the look in less than a year. 

I just don't look at them with tender loving eyes, pet them, coddle them and pat myself on the back while smiling and looking in the mirror.

I have some on video- you would think I ran over all of their pets on purpose and did an OJ slow speed chase to get away.
