I have a salary and a good amount of real estate income.So far I encountered issues as my real estate NET income looks like $0 because of depreciation, and so the DTI looks inflated since I have the corresponding real estate debt.I am looking for 300k HELOC on $1.2M property with $660k mortgage at 3%. 

There are some legal concerns in certain areas, Illinois and Philadelphia for instance requires you to have a real estate license to wholesale from my understanding.The biggest issue is that most simply don't make much money wholesaling.

Rental income is typically lower than Class A, and there may be some deferred maintenance issues.

I had the same issue.

It was a mess with rules, Board problems and Building issues.

Some of my leases need to be updated, including increasing security when increasing rent; putting in clear violations (such as tenants using electrical heaters, which is a fire hazard); having a reliable attorney ready should any legal issues arise.

Biggest issue is there isn’t enough houses.

Assuming it can all be done with permits and to code, typically appraisers will give value for a bedroom, but not laundry room.
