I had a feeling you were doing Padsplit based on your configuration.

They will look at sales comps for similar properties and the price per sq', they will look at the replacement cost of the property, and they will evaluate the property based on the NOI and Cap Rate. 

They have great paints, consistent colors and consistent bases and can mix up pretty much any color from another manufacturer.

How much we bid is based on those targets. 

Based on your explanation, it looks like I fall into category 1 since I plan on repeating this strategy at least 2-3 more times.  

I am based in NJ, but am targeting the South Bend, IN area for my first rental (primarily interested in long term rentals using the BRRR and buy-hold strategies).I am new to investing so I would love to connect with other investors, agents, lenders, property managers in the South Bend area or anyone who focuses on out-of-state investing as well!

Based on the new information provided by the City for what can Qualify; I would say this likely could Qualify for an Express Permit.
