Paper work was redone that the unit must be vacant before purchase.  

It required a little more paper work, interest rate was a little higher, but it all worked out.

Refi the property and continue with my investing, or just wait and save for another year or so to find a better property closer to philadelphia that actually would make sense on paper.

Well long story short in the last week I lost my BUTT in the market, (I know it's only a paper loss, it's a market correction, etc).

It's just a bit of a search to find the right place, and avoid all the ones that are really tempting on paper but brutal when it comes to tenant selection/quality/location.

My idea right now is to create a mobile application that renters could use to easily submit information and receive communication in real-time.Digital Move-in:I think it is a bit silly that the majority of the time this process is still done on pen and paper.

There are days filled with paper work, and days with zero paper work.I think though one of the most important skills to have as an agent, and really this continues over to my investing business as well is TIME MANAGEMENT.
