I think the globalization has tied together economies so much that any impact anywhere affects all of the countries.

I get amazed at the # of out of state, out of country investors who buys these.  

To shake up the excitement even more, my very first investment property purchase wasn't even out-of-state, it was out of the country!

A commercial loan officer will expect you to speak their language...its like visting another country...don't expect them to know your language and take some time to learn the basics and apologize when you don't understand.

@Barry L HohstadtBarry I live in a small town vacation destination at one of the entrances to the Great Smoky Mountain National Park (the most visited national park in the country).  

- Miami Beach is very strict on short-term rentals and issues the highest fines in the country ($20,000) if you are caught operating a short-term rental without all the proper licensing, certificates, etc.

As I live in the Coulee Region, I could also use Coulee Country Realty - to imply I'm a local expert.
