I am about to contact a real estate lawyer to set up an LLC and obtain a business license. 

Now that I am learning more, I want to re-hab the property, bring its value up and then rent it, any suggestions on how to obtain financing to do this other than the conventional or traditional way? 

I'd honestly love to get into commercial RE long-term, but I see that as more an end goal once (see if) I've obtained the necessary amount of capital and experience down the line.Anyways, sorry about the novel; thanks for reading, though!

I didn't have any specific contingencies initially but when the seller signed off on the deal becoming financing, according to this purchase agreement (standard Realtor form), if I were to have selected financing initially, the deal would have been contingent on being able to obtain financing.
