Although I still have some work to do to get where I want to be, my interests lie in single family fix and flips & multi-family buy and holds.

We are looking for multi family deals under a million dollars in Northern Kentucky, Indianapolis, Columbus, Cleveland, Lexington, Louisville area.

I'm also considering looking for multi-family units. 

Meaning you buy a multi-unit, like a 2 family house and you rent one part out to tenants and the other half you live in it for about a year or two before you move out and find other properties.House-hacking pretty much covers the 2 options you had stated. 1.

Perhaps a bit premature for celebration...but after three weeks of negotiations I am pleased to say we have our first multi-family apartment complex under contract.

I discovered that in my 2 months and 6 day journey so far :)  Indeed they do not want to take a chance, plus for sure some are not really specialized... in for example multi-family housing.Indeed I understand where they are coming from too, heck if I was Broker I would be the same... but... what i learned is that.......simply talking to people about your intent is very powerful. 

Hey BP question:Im currently in the end process of buying my first property a multi, extremely excited and nervous.

My ultimate goal is to buy a piece of land and develop a 25-30 multi-unit apartment complex.I have read books, attending the seminars, paid for the classes, watch the YouTube video, google things that didn’t understand which have brought me to this point of budding career as a real estate investor.As of right I looking for a few things:1) A mentor.
