This morning the tenant contacted me and told me they're still having issues and that the electrician didn't fix everything and that he didn't show up when he said he would. 

I looked at both Zillow and Realtor early morning and late at night: People would list homes at 8pm on Sunday.  

This ensures that you won't have to set three plus alarms to wake up in the morning, and makes you immediately start moving.

Travel isn't too bad, at worst you're looking at something like a 500 dollar flight same day.... with proper planning and little bit of luck you can get it down to half that, often.
