I want to be a part of these experienced investor's deals and I know the best way to do this is by offering to assist in their investments.

They've had time to get their ducks in a row and apply for, and in some instance get, assistance if they need it.

Assisted Living aka older retired folks the mixed rentals are ok, but need some sort of live in nurse/management to prevent or attempt to prevent bad situations....Co Living long term rentals are ok and are actually becoming popular. 

Several are assistant professors at CSU who depend on a stipend.

They even stole cheap silverware that I noticed missing after cooking a ramen when I returned to assist with getting it rent ready prior to tenant move in.

I'm actually not looking for down payment assistance.

Especially with downpayment assistance.

There was no assistance other than forbearance which in most cases was due all at once in 3 months.
