Some of my answer might be repeating what others have said, but I'll throw my thoughts into the hat:Turnkey Pros- Going to be about as hands-off as you can get on a rental property (not fully hands-off still though)- Can buy in any market because of the hands-off aspect- Experts are doing all the work for youTurnkey Cons- You'll pay market value (watch out for turnkey companies who notoriously charge over market value... it's not most of them, but some of the most popular)- No real way to force appreciation- The least obvious con, in my opinion: People tend to go into turnkeys with that "hands-off" mentality.

It's a transfer from one bank account to the "house account" (albeit illiquid for the most part) but its still my money when I sell or HELOC or the like.I mentally contribute the income from the basement to covering all/most of the interest, insurance, utilities, and taxes, plus the tax deductions we can claim.Great write-up @James Carlson

His last offenses he killed the victims to reduce his likehood of being caught.So when looking at registered sex offenders, look at how long ago the offence was, their current age, sometimes the police have information about their health, if they are repeat offenders, how long they have been out, the violence of their action, is it likely repeatable.
